Questions

Plain answers about old wiring

What is the yearly walk?

A scheduled visit where we go through the whole house in the same order every year: porch, rooms, attic or crawl space, then the panel. You get a written report with photos, sorted into what to fix now, what to plan for and what is fine as it is.

Does my old house need rewiring?

Not by default. Age alone doesn't decide it. We look at the condition of what is in the walls, how it has been changed over the years and what is plugged into it. The report tells you what we found and what we would do first.

Do I need a permit, and who pulls it?

The walk needs none. Repairs that change wiring often do, and the rules depend on the work and the address. We tell you before we start whether a job needs one, and we pull permits for our own work.

My house is in a historic district. Does that change anything?

Interior wiring is your own business, but exterior changes, such as a new porch lantern, can need review first. We note it in the report when we see it. The city has the final say on what is allowed.

Will my insurer care about my wiring?

Some insurers ask about old wiring or panels. We can't speak for yours and we don't promise coverage. The report lists what we found, with photos, so you have something to show.

What does the walk cost, and what isn't included?

The plans page lists each plan and what it includes, and the price of the plan you pick is given in writing when you book. Parts, repairs and permits are never part of a plan: we quote them separately, in writing, before any work starts.

Are you licensed and insured, and how do I check?

Yes. The license line in the footer of every page links to Georgia's license lookup. Ask for our certificate of insurance at any time and we will send it.

Do you do emergency work?

We don't staff nights or weekends for emergencies. If you smell burning, see sparks or smoke, leave the house and call 911. For a problem during the week, call or text first thing and we will tell you plainly when we can come.

Homes built before 1978: is there lead paint?

Houses built before 1978 may have lead-based paint, and cutting into plaster or trim can disturb it. Tell us the age of the house when you book. We ask before we open anything, and where the rules for the work call for it, we contain the dust from painted surfaces.

Can I text you a photo?

Yes. Text a photo of the panel, a fixture or the thing that worries you to the number in the header. A photo helps us book the right visit. It is not a diagnosis.

Still wondering?

Text a photo or call and we will tell you what we would look at.
